RAHB’s Annual Gala Celebrates Members

RAHB’s Awards and Appreciation Gala was an evening to celebrate members for their long-standing membership in RAHB, for serving on RAHB committees and task forces in 2017 and for going above and beyond to serve their association and their community.

The Gala took place on Saturday, January 20 at Michelangelo Event Venue and Conference Centre.

RAHB President Jack Loft recognized Donna Bacher and Andrew Robertson, the two Directors who completed their terms on the RAHB Board of Directors at the end of 2017.

He also recognized the 94 members who served on RAHB committees, task forces and the Board of Directors in 2017.

 

RAHB Service Awards

President Jack Loft and Awards Task Force Chair Stacey Adamson presented two RAHB service awards to very deserving members.

Donna Bacher (PureRealty Brokerage) received the RAHB Award of Merit for exceptional dedication and service to RAHB and the real estate profession.

Donna has been a member of RAHB for 34 years, and has a long history of serving as Chair and member of RAHB committees and task forces, as well as joint task forces with other organizations. She was elected to the RAHB Board of Directors in 2012 and served as President of the Association in 2015.

Donna is well known as a highly engaged member of the Association, and she actively encourages other members to become involved as well. Her videos promoting RAHB events and meetings are legendary among members. Often acting as a mentor to new directors and to other members, Donna unselfishly gives of her time for the betterment of the RAHB membership and the Association.

Jim Duschl (RE/MAX Real Estate Centre Inc.) received the RAHB Outstanding Community Service Award, which recognizes a member who has shown outstanding dedication to the real estate profession and exceptional volunteer service to his community.

Jim is a 30-year member of RAHB who has served on the RAHB Board of Directors and on the Regional Commercial Network. He is known for always making time to assist and share his knowledge with other REALTORS® and with clients.

Jim has been a volunteer driver for the Red Cross for 30 years and continues to help transport the elderly and others to their medical appointments.  As well, Jim has been an active member of the Lion’s Club for 28 years; having served as President, he now holds the office of Treasurer. The Lion’s Club actively raises funds for organizations such as Heart & Stroke, Red Cross, Good Shepherd and the Children’s Wish Foundation for the benefit of the community. Jim has also served on the Union Street Cemetery Board.

Long Service awards

Long service pins were presented to the newest members of the Long Service Club. Twenty-five members reached the 25-year milestone, 14 reached the 40-year milestone, five members  logged 50 years of RAHB membership and one member – Tony DeSantis – has been a member for 60 years.

First Lunch with the President!

Kim Perosa of Keller Williams Edge Realty had the first lunch with RAHB President Jack Loft! Jack reports that Kim had many good ideas. She has concerns about how some area listings appear in our MLS® System, and was particularly interested in a more user-friendly Matrix phone app and being able to use her client list in Matrix more effectively.

Reminder: Zoning is Mandatory for Regional Listings

Are you taking listings in areas outside of RAHB that are part of the regional group area? If so, remember that zoning is a mandatory field for listings located in those associations’ areas.

The associations in the regional group are Barrie, Brantford, Cambridge, Guelph, Huron-Perth, Kitchener-Waterloo, Niagara, Oakville and Simcoe.

Why must you provide zoning information?

It is part of our data share agreement that the rules of the real estate board/association where a property is located are in effect for listings in their area. Zoning is a mandatory field for all boards and associations in the regional group, even though it is not for RAHB.

To help you remember to include zoning for your listings in outside areas, the following notation appears on RAHB Property Information Forms*:

NOT mandatory for listings located in RAHB jurisdictional area. Mandatory for listings located in all other areas of Region.

If you currently have a listing in one of the regional areas and you have not included zoning information, please update your listing to include zoning information.

* This notation is found as Note 18 on the Residential Property Information Form and as part of the Zoning field on the Commercial Property Information Form.

 

Remember to Upload Schedules, Attachments

If you are including instructions in the REALTOR® Remarks about Schedules or forms to attach to an offer, remember to upload the Schedule or attachment to your listing! If you need a refresher on how to upload attachments, please contact our MLS® Department at 905.667.4650 (8:30 a.m. – 4:30 p.m. weekdays) or [email protected].

Ethics Corner – The Golden Rule is Getting Tarnished

Almost everyone has heard of the Golden Rule: Do unto others as you would have them do unto you. Treat others as you would like to be treated.

The Golden Rule is the basis for CREA’s and RECO’s Code of Ethics and for what we refer to as “common courtesy”. However, complaints coming in to RAHB indicate that courtesy is becoming less common among members, and the Golden Rule is looking a little tarnished.

Do any of these situations sound familiar?

You call to book an appointment to show a property only to be told the seller requires “24 hours notice”, although it was not indicated on the listing?

Someone scheduled a showing of your listing but didn’t leave a business card to let the seller know they were there? Or worse, they didn’t show up at all?

Apparently the Golden Rule is getting a little tarnished in many places. The National Association of REALTORS® (NAR) provided the following guidelines for its members in the US to remind them of the importance of common courtesy – or, as they’ve termed it, showing respect – for the public, for property and for peers.

This list is not exhaustive, but it’s a good start for making courtesy a little more common again.

Respect for the Public

  1. Follow the “Golden Rule” – Do unto others as you would have them do unto you.
  2. Respond promptly to inquiries and requests for information.
  3. Schedule appointments and showings as far in advance as possible.
  4. Call if you are delayed or must cancel an appointment or showing.
  5. If a prospective buyer decides not to view an occupied home, promptly explain the situation to the listing broker or the occupant.
  6. Communicate with all parties in a timely fashion.
  7. When entering a property, ensure that unexpected situations, such as pets, are handled appropriately.
  8. Leave your business card if not prohibited by local rules.
  9. Never criticize a property in the presence of the occupant.
  10. Inform occupants that you are leaving after showings.
  11. When showing an occupied home, always ring the doorbell or knock – and announce yourself loudly – before entering. Knock and announce yourself loudly before entering any closed room.
  12. Present a professional appearance at all times; dress appropriately and drive a clean car.
  13. If occupants are home during showings, ask their permission before using the telephone or bathroom.
  14. Encourage the clients of other brokers to direct questions to their agent or representative.
  15. Communicate clearly; don’t use jargon or slang that may not be readily understood.
  16. Be aware of and respect cultural differences.
  17. Show courtesy and respect to everyone.
  18. Be aware of – and meet – all deadlines.
  19. Promise only what you can deliver – and keep your promises.
  20. Identify yourself as a REALTOR® in your contacts with the public.
  21. Do not tell people what you think – tell them what you know.

Respect for Property

  1. Be responsible for everyone you allow to enter listed property.
  2. Never allow buyers to enter listed property unaccompanied.
  3. When showing property, keep all members of the group together.
  4. Never allow unaccompanied access to property without permission.
  5. Enter property only with permission even if you have a lockbox key or combination.
  6. When the occupant is absent, leave the property as you found it (lights, heating, cooling, drapes, etc). If you think something is amiss (e.g. vandalism) contact the listing broker immediately.
  7. Be considerate of the seller’s property. Do not allow anyone to eat, drink, smoke, dispose of trash, use bathing or sleeping facilities, or bring pets.  Leave the house as you found it unless instructed otherwise.
  8. Use sidewalks; if weather is bad, take off shoes and boots inside property.

Respect for Peers

  1. Identify your REALTOR® and professional status in all contacts with other REALTORS®.
  2. Respond to other agents’ calls, faxes, and e-mails promptly and courteously.
  3. Be aware that large electronic files with attachments or lengthy faxes may be a burden on recipients.
  4. Notify the listing broker if there appears to be inaccurate information on the listing.
  5. Share important information about a property, including the presence of pets, security systems, and whether sellers will be present during the showing.
  6. Show courtesy, trust and respect to other real estate professionals.
  7. Avoid the inappropriate use of endearments or other denigrating language.
  8. Do not prospect at other REALTORS® open houses or similar events.
  9. Return keys promptly.
  10. Carefully replace keys in the lockbox after showings.

To be successful in the business, mutual respect is essential.  Real estate is a reputation business.  What you do today may affect your reputation – and business – for years to come.

Remember to Cancel Your Alternate Listings in Matrix

Did you know that when you multi-market your listings – for example, as a residential property AND a farm – and receive two MLS® numbers, you must:

 

  1. Flag both listings with the other listing’s MLS® number, as shown below in the screen shot from the Input screen:

  1. Cancel the second listing when one of the listings is sold. This will avoid the situation where one property is reported as sold twice.

 

Please note that you do not require a signed cancellation form to cancel the second listing! This is only an administrative change to the marketing of your listing which has now sold under another MLS® number.

Learn About Burlington’s Proposed New Official Plan

Interested in learning more about Burlington’s proposed New Official Plan?

The City of Burlington will be holding a series of public meetings to cover various aspects of its proposed new Plan.

The meetings will be held through January and February, and members of the public are welcome to attend in person or watch a live webcast.

The first meeting was held on January 8 and covered the sections of the proposed new Official Plan that related to the rural area, agriculture, natural heritage, greenspace and mineral aggregates.
