Matrix is coming!

Later this year, RAHB will be part of a regional MLS® system and members will have a bright, shiny new MLS® system and access to listing information of eight real estate associations (including RAHB).

Here are the basics:

  • RAHB will join with the associations in Brantford, Cambridge, Guelph, Kitchener-Waterloo, Niagara, Oakville-Milton and Simcoe to form the regional group
  • A regional MLS® system means that access agreements, access membership and interboarding will no longer be required among the participating associations
  • The MLS® System is being built specifically for the regional system on CoreLogic’s Matrix platform – a system that is faster and better than Fusion and – best of all – works on all devices
  • The regional system will serve over 7,000 REALTORS®. That means we can expect to see some savings on services and products

Sales Changes

Recently RAHB has been receiving requests to make sales changes to amend the selling salesperson’s name.

When the listing brokerage reports the sale, they likely report the selling salesperson to be the salesperson who presented the offer and completed the deal.   However, many members work as part of a team, on behalf of a specific member, and sales are credited to the team leader.

When you are the selling salesperson on an offer but wish your team leader to be credited with the sale, you must ask the listing brokerage to amend the sale information.  You must do this as soon as possible, as the listing brokerage must report the amendment within five business days of the original report of the sale, as per RAHB’s MLS® Policy:

  1. Any corrections to a firm Agreement of Purchase and Sale report, with the exception of revisions to the closing date, must be submitted within five (5) business days of the original report of sale.

Another Association joins CONNECT!

The Southern Georgian Bay Association of REALTORS® (SGBAR) has just joined CONNECT. Members can now use CONNECT to search for current and recent MLS® information for the areas covered by the Southern Georgian Bay association – Midland-Penetanguishene, Victoria Harbour, Port Severn, Oro-Medonte, Wasaga Beach, Collingwood, Blue Mountains, Meaford and points in between.

Revisiting MLS® policies regarding contact information

MLS® Policies – MISCELLANEOUS

  1. No personal contact information relating to the REALTOR® may appear in the REALTOR® remarks section of a listing. If the REALTORS® personal contact information is included, MLS® staff is to remove it and a $50 fine levied to the Member. 

Where the seller directs the listing REALTOR® in writing to do so, the seller’s contact information may appear in the REALTOR® only remarks (non-public) section of the listing on the Association’s MLS® system. 

  1. No personal contact information relating to the REALTOR® with the exception of a direction to visit the REALTOR®’s website to obtain more information may appear in the internet ad copy/public remarks. If the REALTOR’S® personal contact information or specific website address, with the exception of a direction to the REALTOR’S® website, is included, MLS® staff will remove it and a $50 fine be levied to the Member.

What is the “personal contact information” referred to in the policies? See the list below:

  • Member’s first name, last name or both; team name
  • Member’s office name
  • Member’s phone number (cell phone, direct line, etc) or fax number
  • Member’s office phone number or fax number
  • Any toll-free number or direct appointments phone number
  • Any email addresses or website links
  • Note: Multi-media links (virtual tour, brochure, additional images) must appear in their respective fields and not in the remarks

If any of the above items are found in either REALTOR® or public remarks, they will be removed and the member will be fined, as per the policies. Questions regarding the policies should be directed to the MLS® Dept at 905.667.4650.

Sometimes square footage is mandatory …

Members are reminded that when they list a property located in the Niagara Association of REALTORS® jurisdiction, the square footage of the property is mandatory information and must be included on the listing, as per RAHB’s MLS® policies – Miscellaneous #22:

The following Joint MLS® Policy applies for both RAHB and the Niagara Association:

  1. When a member from either association places a listing which is located in the other association’s jurisdictional boundary, the member must adhere to that association’s rules and MLS® policies including all mandatory areas on the property information form (PIF). This means dependent on where the listing is located, all colour coded fields must be completed. Also other mandatory fields on the listing form which are coded … indicate, dependent on the association, what specific fields must be completed. Also any MLS® policies must be adhered to including the reporting of conditional and firm sales.

Searching for total bedrooms and bathrooms in Fusion just got easier!

Two new search fields have been added to the “Residential” search criteria under the “Add Fields” tab: “Total Bedrooms” and “Total Bathrooms”.  Once you add them to your search criteria, it becomes easier to find properties with the total number of bedrooms and bathrooms you require, regardless of whether they are above or below grade or, in the case of bathrooms, full baths or half-baths.

Here’s how the new fields work:

“Total Bathrooms” – When you search for a home with, for example, two bathrooms – either full baths or a combination of full and half baths – you can add this field and enter a value of “2” in the new “Total Bathrooms” field.  The search will return all the residential properties with two or more bathrooms, regardless if there are two full baths or one full bath and one half bath.

“Total Bedrooms” – When you search for a home with, say, three bedrooms and you don’t care if they are above or below grade, you can add this new field.  It will add the number of bedrooms and number of additional bedrooms to give you a result.  (Previously you could use only the “Bedrooms” field, which only counted the bedrooms above grade.)

Effective January 1, 2015 a fee of $20 plus applicable taxes will be charged for any request of TREB staff to change, re-arrange or delete photographs on active listings.

MPAC – did you lose your password?

If you lose your MPAC password, instead of emailing propertyline and requesting a new password, you can call directly and have your password reset.  By calling, you avoid having to wait for up to a day before you get a response from MPAC.

Changes to interboarded listings

Just a reminder:  when you make any change (conditional, firm, fallen through, etc..)  to a listing that has been interboarded to another real estate association, you must also forward the change(s) to RAHB, to be forwarded to the other association.  (Please note:  forward changes to listings interboarded to the Toronto Real Estate Board directly to TREB.)
