Report sales promptly

RAHB has received a number of reports from members that when they attempt to make appointments to show listed properties, they are advised that the property has sold, even though the MLS® listing is still shown as being active.

Members are reminded that RAHB MLS® Rules and Regulations require that sales be reported within two business days:

Section 9 – Reporting of Sales
9.01… Accordingly, the Listing Brokerage will report by Broker Load all sales and conditional sales for Broker Loaded MLS® Listings effected during the Listing term and during the holdover period of an MLS® Listing, within two (2) Association business days following written acceptance of any Offer by the Seller.  If the MLS® Listing is Board Loaded, the sale or conditional sale must be submitted in writing within two (2) Association business days following written acceptance of any Offer by the Seller…

The penalties for failure to report sales, per calendar year, are as follows:

First offence in a year – warning letter
Second offence – $100 fine
Third offence – $250 fine
Subsequent offences – $400 fine per occurrence

Part of the value of the MLS® system is that it contains up-to-date, accurate information about sales of listed properties.  When members fail to report sales promptly, it affects other members’ ability to perform searches and receive reports which provide the most current information.

 

New Features in GeoWarehouse

GeoWarehouse has launched three new features that will enhance your GeoWarehouse experience:

  1. New Google Maps™ Street View Address overlay and Street view PIN navigation;
  2. New GeoWarehouse Communications and Resources website.  This will give you easy access to a new resource section, new instructional videos, new FAQs and a host of new online training and data resources; and
  3. New extended GeoWarehouse Store hours.  You will now be able to access Parcel Registers, Instrument plans and Image plans during these hours:

Monday to Thursday – 4 a.m. to 12 a.m. (midnight)
Friday – 4 a.m. to 9 p.m.
Saturday- 9 a.m. to 6 p.m.
Sunday – 9 a.m. to 9 p.m.

Access to GeoWarehouse and OpenHouses.ca for Members Only

According to RAHB’s agreement with Teranet, only licensed members of the association may access GeoWarehouse.

Members who share their login credentials with their assistants or office administrators to allow them to conduct searches on the member’s behalf are both violating the terms of use of GeoWarehouse and contravening RAHB’s Rules and Regulations about sharing login credentials.

Likewise, only members are authorized to access OpenHouses.ca, and sharing login information with office assistants or administrators is a violation of RAHB’s Rules and Regulations

The introduction of Scout for SAFEMLS as RAHB’s authentication system for the MLS® System has given RAHB the ability to document occasions when members’ login credentials (their access codes and passwords) are being used by more than one person.   (more…)

OREA News

OREA endorses Bill to enhance electronic real estate transactions

The Ontario Real Estate Association (OREA) endorsed proposed legislation introduced at Queen’s Park that, if passed, would facilitate the use of electronic agreements of purchase and sale of real estate.  Currently, Ontario REALTORS® are reluctant to use electronic agreements of purchase and sale because they are exempt from the legal protections of the Electronic Commerce Act, 2000. Upcoming Events

It Takes a Big Heart to Ride a Big Bike!

The Membership Area Representation Committee (MARC) is calling all REALTORS® to participate on a RAHB Heart & Stroke “Big Bike” ride.

Yes, it’s a giant bike that will hold up to 29 REALTORS® at one time!  This is not a race – it is a 20-minute ride around the community.

RAHB will be participating in two Big Bike Rides and you can sign up for one or both of them:

Friday, June 15 (afternoon) – Jack Astor’s in the Ancaster Meadowlands
Tuesday, June 19 (afternoon) – Slainte’s Irish Pub in central Hamilton

Joining in is simple:

  • Let us know which ride you’d like to join, and we will get you set up with your rider package and have you register on-line.
  • You will be required to raise a minimum of $50.00 in donations to Heart and Stroke.  (If you are participating in both rides, you will have to raise $50 for each ride.)  This can be done easily – donations can be collected in person or on-line.

As if supporting a great cause isn’t enough, Heart & Stoke is also offering great prizes to riders for money raised at various target levels.  So join in and show the community that REALTORS® care!

REALTORS® RIDE for Charity

Have you registered yet for the REALTORS® Care Foundation Motorcycle RIDE for Charity on Wednesday, July 4?  If you intend to join this one-day journey from Toronto to Niagara, you must sign up soon!  Register through www.realtorscareontario.ca.

If you won’t be riding yourself, you can sponsor a RAHB Rider.  Jamie Edwards, Bruce King and Sherry Police of J.M. Edwards Associates in Burlington will be participating in this year’s ride.  Contact them directly (905.631.6363) or go through the REALTORS Care Foundation website.

Last year’s RIDE raised over $35,000 for the REALTORS Care Foundation, bringing the total to over $205,000 raised by the REALTORS® RIDE.

Mohawk Students win RAHB Scholarships

Congratulations to Mohawk College Students Jonathan Henderson (second-year) and Michelle Bozyk (first-year), the recipients of the REALTORS® Association of Hamilton-Burlington Outstanding Student Scholarship presented to them by RAHB President Cameron Nolan.  RAHB awards $1,000 scholarships to the top first- and second-year students in the Mohawk College Urban and Regional Planning Program each year.

Telling Tales:  A Family Festival of Stories

RAHB member Ellen Boyce (Royal LePage State Realty) continues her involvement in Telling Tales, A Family Festival of Stories, and is looking for support for the festival from RAHB members.  Now in its fourth year, this festival celebrates more than 20 of Canada’s leading children’s writers, illustrators, storytellers and musicians and, at the same time, raises awareness and support for literacy programs in our community.

Telling Tales is scheduled for Sunday, September 16, 2012 from 10 a.m. to 4 p.m. at Westfield Heritage Village. This festival is completely volunteer-driven and was the winner of the 2010 Tourism Hamilton Award of Excellence – Festival of the Year.

There are a number of ways members can support Telling Tales:  sponsoring the event, advertising in the festival guide or exhibiting at the festival; collecting and/or donating gently used children’s books for the Book Swap & Shop; volunteering to work at the festival or by simply attending.

Yard Sale for the Cure raises $30,000

On May 26, RAHB member Leslie Bullock (RE/MAX Garden City Realty Inc., Brokerage) and her crew of more than 100 volunteers raised over $30,000 in her Yard Sale for the Cure – $5,000 more than her goal of $25,000.

Leslie began her yard sale several years ago and the event has grown to be more than just a successful yard sale; it is now a community event with RE/MAX garden City hosting a nearby festival complete with live music, hot air balloon rides, bouncy castle for children, face painting and more.   The highlight of the yard sale:  the “Bra-O-Meter” which displayed, hourly, how much money had been raised toward the goal of $25,000.

Leslie finds her inspiration for organizing the event in the stories she hears from her volunteers and customers.  This year, she was particularly moved by the story from the woman who designed the Bra-O-Meter and dedicated it to her friend who succumbed to breast cancer five years previously.

The goal has been set for next year:  Leslie intends to raise $50,000 for the Canadian Breast Cancer Foundation.

 

Royal LePage Burloak raises $34,000 for local charities

Royal LePage Burloak Real Estate Services, Brokerage celebrated its year-round commitment to supporting Halton Women’s Place and the Carpenter Hospice with a donation of $17,000 to each organization.

Funds were raised through events such as their Annual Charity Golf Tournament, Halloween Chili Bowl, Cupcake Fridays and through sales representatives’ donations.

Royal LePage Burloak has been helping restore hope and providing a safe haven for families in the Halton Region for close to a decade through their support of Halton Women’s Place and The Carpenter Hospice.

Staff Profiles – Tracy and Kelvin

Tracy Bertin

Tracy is RAHB’s Digital Print Operator and oversees the printing of course materials, member notices and internal printing requirements.  Tracy also compiles topsheets, dailies and catalogue data.  She packages and prepares for distribution all materials sent to members via couriers and by post.  Tracy accepts deliveries at RAHB’s shipping/receiving area and, where deliveries are for goods for the Realty Shoppe, prepares them for sale.  Tracy can also be found covering in the Realty Shoppe as needed.

Because she is usually hidden away behind the closed doors of the printing area, members rarely recognize Tracy as a RAHB staff member when they meet her in the Realty Shoppe – they frequently ask how recently she started.  For the record, Tracy has been with RAHB for seven years and has been in Print Services the entire time.  She says she has seen many changes in her area, especially on the technology side of printing; for instance, the two printers currently in use take less floor space than the single machine she used when she first started.

 

Kelvin Chen

Kelvin has been RAHB’s software developer since he joined us in 2008. He is responsible for creating, upgrading and troubleshooting RAHB and NAR member and internal programs and for designing and developing databases. He is a behind-the-scenes contributor to new computer programs, enhancements to existing programs and any project that requires technical expertise, such as online registrations for REALTOR® CONNECTIONS, online voting for RAHB elections, listing data transactions between MLXchange and REALTOR.ca, CONNECT and OpenHouses.ca.

In addition to his degree in Computer Science and certificate as Microsoft Application Developer, Kelvin also holds a Textile Engineering Diploma.  Prior to joining RAHB, he worked with manufacturers to develop and select new fabrics, improve textile products and create new products for clothing.
