RAHB members and supporters didn’t let a thunderstorm spoil their day of paddling in the Lively Dragon Waterfest dragon boat races at Bayfront Park, Hamilton on Saturday, July 7.

RAHB’s dragon boat team joined over 50 others to race and raise funds for the Bay Area Restoration Council (BARC).  RAHB’s team members raised $1,000 for BARC.

“This was a great opportunity for the REALTORS® Association of Hamilton-Burlington and its member REALTORS® to demonstrate their commitment to building better communities,” said RAHB President Cameron Nolan.   “BARC’s work in and around the Hamilton Harbour and watershed protects the natural environment, which improves quality of life for residents and others who use and enjoy the area.”

This is the second year RAHB dragon boat race teams have participated in the Lively Dragon event.  RAHB has now raised over $7,200 for BARC.

More information about BARC can be found at www.hamiltonharbour.ca.

REALTORS Care

Keller Williams Edge sees RED

Thursday, May 10 was RED Day for members and staff of the Keller Williams Edge Realty office, when they adopted a clinic at the Blood Donor Clinic in Burlington.

RED stands for Renew, Energize and Donate.  On the second Tuesday in May, Keller Williams associates across Canada and the US participate in a wide range of projects to renew and energize their communities.  The Burlington office chose blood donation, and are pleased to report that the 19 units of blood they donated will impact the lives of 57 people.

The Keller Williams Edge Realty office is now part of Canadian Blood Services’ Partners for Life program and has committed to donating a total of 30 units of blood this year.  They encourage RAHB members to consider donating blood as, on average, every minute of every day, someone in Canada needs blood.

Blood donation was Keller Williams Edge’s RED Day project for 2012; they are already planning how they will support their community on RED Day next year.

Mario Loranger climbs stairs for a good cause

How do you raise awareness and funds for a great cause?  If you are Mario Loranger (RE/MAX Escarpment Realty Inc.), you climb stairs.  The Wentworth stairs.  Fifty times in one day.  in the rain.

It took Mario 10 hours and 48 minutes to complete his 25,000 stair climb on June 9, 2012, and for his efforts he raised over $1,200 for Beginnings Family Services.

Beginnings Family Services is an agency which offers counseling and support for young women who face an unplanned pregnancy; it also offers adoption services.  Mario and his wife Pat became part of the Beginnings family when they adopted two children through the agency.  Mario now sits on the Board of the Beginnings Foundation, where his focus is raising funds for the agency to continue its work.

Being on the Board wasn’t enough for Mario – he decided to get more personally involved and raise funds himself by going back to his old fitness routine of 15 years ago – climbing the Wentworth stairs.  This time, he trained with one goal in mind:  climbing the stairs 50 times in one day to raise awareness of and funds for Beginnings Family Services.

Mario says that the support he received from his office, friends and family while he trained and on climbing day was instrumental to his success in this endeavour.  He noted in particular the help he received from Salesperson Christine Crooks – who supplied, free of charge, a protein supplement to keep Mario going during his stair climb – and on-going support from Broker of Record Conrad Zurini.

Mario is already thinking about what will be his next fundraising event on behalf of Beginnings Family Services.  He doesn’t have any details yet, but he’s pretty sure it will still involve climbing those stairs.

Royal LePage Golf Tournament raises funds for charity

Royal LePage Burloak Real Estate Services raised $28,000 for the Royal LePage Shelter Foundation at their 10th Annual Charity Golf Tournament at Crosswinds Golf and Country Club on June 13.

Over the past ten years, the Royal LePage Burloak Charity Golf Tournament has raised $175,000 for the Royal LePage Shelter Foundation, benefitting two local organizations – Halton Women’s Place and the Carpenter Hospice.  Both of these organizations rely on community partners to help create awareness and keep their programs running.

Staff Profiles – Meet George and Carolyn

Please note:
Staff photos do not appear on RAHB blog just in the PDF version of REALinfo.

George Asante

George is RAHB’s IT Systems Administrator.  George’s primary role is to maintain RAHB’s internal systems/servers – ensuring they are up-to-date, backed up, secure and performing optimally.  In addition to systems administration, George also performs the role of database administrator, provides internal support to RAHB staff and facilitates RETS data feed configuration/support.  George can also be found setting up and/or operating the audio/visual equipment at membership meetings, committee meetings, Broker of Record/Manager meetings and training sessions.

George has been with RAHB for four years.  He graduated from the Computer Networking Systems course at Mohawk College and spent time in the IT department at Canadian Tire and consulting and managing clients’ systems at Dependable IT before he found his way to RAHB.  George is a huge sports fan and can usually be counted on to organize the office sports pool.

Carolyn Infurnari

Carolyn is the Manager of the Executive Office and works closely with RAHB’s CEO and the Board of Directors.  She sets up and prepares for all Board meetings, attends the meetings and takes minutes.  Carolyn also oversees preparations for all membership meetings and Broker of Record/Manager meetings and takes minutes of membership meetings.  Carolyn ensures the Association bylaws and policy manual are kept up to date, is responsible for the staff in the MLS® Department and is the general go-to person for anything to do with board committees or standing committees.

Carolyn began working at RAHB almost 20 years ago on a contract to transcribe minutes and prepare agendas for all RAHB committees.  Partway through her one-year term, Carolyn was then hired on full-time.  She found that working on all committees’ meeting materials was a good learning experience and gave her a good understanding of the business of the association.  She moved on to the position of Communications Assistant before taking on the position of Executive Assistant, a position with most of the duties she presently holds.  Several years ago, Carolyn’s title changed and she was given responsibility for MLS® staff.

HOAP returns – RAHB’s eleventh HOAP project is underway!

The Home Ownership Affordability Partnership, or HOAP, is a unique approach to affordable housing in our community.  It is a partnership among the REALTORS® Association of Hamilton-Burlington, City of Hamilton and Scotiabank which helps families achieve their dreams of home ownership, revitalizes existing housing stock and opens social housing units for other families in need.

The idea is a simple one.

  • A qualified family works with a REALTOR® to purchase a home in need of repair; the home is purchased at the current market value.
  • Renovations are carried out by qualified general contractors, plumbers and electricians.
  • The new owner moves into a renovated property that is safe, clean and meets all building codes.

The current HOAP project is expected to be completed shortly, with a key ceremony to be held later this month.

Watch for more details in September’s edition of REALINFO.

OREA Update – Wind Turbines and their effect on real estate values

OREA’s Government Relations Committee recently heard presentations regarding wind turbines and their effect on real estate values.

The Government Relations Committee is taking the following actions:
1.  The Committee will investigate the feasibility of doing research related to the impact wind turbines might have on property values.
2.  The Committee is in the process of consulting with the OREA College as to whether or not OREA could develop a continuing education course to educate members on wind turbine related issues.
3.  The Committee has asked the Standards Forms Committee to look at the feasibility of incorporating wind turbine related clauses directly into the Standard Form Agreement of Purchase and Sale.
4.  OREA wrote the Minister of Energy and the Minister of the Environment and asked them to work with REALTORS® and municipal governments to mitigate any adverse effects these alternate energy projects may have.

Questions about these issues should go to Matthew Thornton, Assistant Director of Government Relations at 416.385.6624 or mthornton@orea.com.

Residential Condo Average Sale Price Up in July

The REALTORS® Association of Hamilton-Burlington (RAHB) reported the residential condominium market saw a 4.3 per cent increase in average sale price in July compared to the same month last year.    Median sale prices also saw gains over July of last year.

“With the residential condominium segment of the market continuing to increase in average sale price, we anticipate a continued overall stable market in most segments,” said RAHB President Cameron Nolan.

Seasonally adjusted* sales of residential properties were 2.9 per cent lower than the same month last year, with the average sale price down 2.6 per cent for the month.  Seasonally adjusted numbers of new listings were 9.4% per cent lower than the same month last year.

Seasonally adjusted data for residential properties for the month of July:

The slight drop in average sale price in seasonally adjusted data was mirrored by a one per cent reduction in actual sales for the month when compared to the same period last year.

“Does this dip in average sale price signal anything significant?  I don’t think so,” said Nolan.  “The average sale price is dependent on a number of factors which may change from year to year – the number of high end properties sold versus the number of lower end properties, for instance.  We need to see what happens over the next few months before we can say there’s anything significant happening to the market value of properties in our areas.”

Noting that residential sales and listings are also down to the same month last year, Nolan pointed out that “it is common to see fewer listings and sales through the summer months.  We have to remember that we are making comparisons to a month last year which had double digit increases over the year before that.”

Year to date, the average sale price for residential units is 6.3 per cent higher for the first seven months of this year compared to the same seven-month period last year.  Numbers of residential property sales are down 3.1 per cent.    New listings are down 7.5 per cent and there were 22.6 per cent fewer listings active at the end of the month.

“Listing inventory is still the biggest story for this year and we are seeing that reflected in the fewer number of days properties are on the market,” said Nolan.

Every community in RAHB’s marketing area has their own localized residential market.  Please refer to the accompanying chart for residential market activities in select areas of RAHB’s jurisdiction.
