RAHB President Tim Mattioli and members of the Charity Auction Task Force presented a cheque for $48,557.79, representing the proceeds from the RAHB Charity Auction, to The Children’s Fund Vice-President Olivia DePetris.
The Charity Auction was held on Thursday November 20. RAHB members, sponsors and guests enjoyed a night of live and silent auctions and a variety of entertainment and activities to benefit the Children’s Fund, the charity founded by 900 CHML/Y108/953 FRESH FM.

The RealTrack service is now available for all members’ use in the RAHB Resource Centre.
What is RealTrack?
RealTrack is a licenced database for searching commercial (ICI) real estate transactions of $500,000 and over, for properties located in Ontario. Compiled from land title documents, telephone interviews, site visits and other sources, RealTrack collects, confirms and publishes the information of over 93,000 property transfers dating back to 1996.
The database grows at a rate of 100-150 new transactions every week.
Property information includes:
• address/location
• transfer date
• consideration details (cash and assumed/vtb debt)
• party contact information
• street level & aerial photos (with site boundaries)
• dynamic maps
• property descriptions including type, size and number of units
• description of site boundaries
• financing details
• broker/agent contact information

The REALTORS® Association of Hamilton-Burlington (RAHB) reported 796 property sales processed through the RAHB Multiple Listing Service® (MLS®) system in December. This represents a 7.6 per cent increase in sales compared to December of the previous year.
There were 695 properties listed in December, an increase of 15.4 per cent compared to the same month the year prior. End-of-month listing inventory was 13 per cent lower.
“We saw a very strong real estate market in December,” said RAHB President Donna Bacher. “Listings and sales were both above average for the month; we haven’t seen a December market like this since 2009.”
Seasonally adjusted* sales of residential properties were 4.4 per cent higher than the same month of the previous year, with the average sale price up 4.5 per cent for the month. Seasonally adjusted numbers of new listings were 11.3 per cent higher than the same month the year prior.

Actual overall residential sales were 8.2 per cent higher than the previous year at the same time. Residential freehold sales were 9.8 per cent higher while sales in the condominium market saw an increase of 2.1 per cent.
“With more properties selling than were listed in December, we may be in for an interesting January,” added Bacher. “Statistically speaking, we’ve now sold some of the listing inventory, leaving us with considerably fewer listings going into the new year. The low inventory and December’s strong sales mean we remain in a seller’s market.”
The average price of freehold properties showed an increase of 5.4 per cent compared to the same month the previous year; the average sale price in the condominium market decreased by 2.2 per cent when compared to the same period.
The average sale price is based on the total dollar volume of all properties sold in the RAHB market area. Average sale price information can be useful in establishing long term trends, but should not be used as an indicator that specific properties have increased or decreased in value.
The average days on the market decreased from 51 to 45 days in the freehold market and increased from 47 to 53 days in the condominium market when compared to the same month the previous year.

The International Property Measurement Standard (IPMS) for Offices is a principle-based and internationally applicable office building measurement standard. This new standard is the result of a global effort spearheaded by a coalition of more than 50 professional organizations from around the globe to create a uniform method for measuring property. The IPMS is set to replace dozens of existing standards currently in use around the world. The new standard defines which areas are included when measuring a property and which are not.
The IPMS will help to reduce risk, increase measurement consistency and support transparency in an increasingly globalizing commercial property industry. This standard will benefit the way property assets are managed and, ultimately, how investors, corporate occupiers, buyers and sellers make financial decisions in order to save time and money.

Effective January 1, 2015, all members – including Senior members – will pay $42 plus taxes for their monthly computer fee. The fee has been decreased from $48 for most members and increased from $38 for Senior members.
This change will appear on the January invoice, which members will receive in February, 2015.
