December better than average for home sales

The real estate market in the Greater Hamilton, Burlington and outlying areas* saw an increase in the number of listings and a small decrease in the number of sales and average sale price when compared to the same month last year, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB).

Broker loading – Important Message

When you broker load listings, please ensure you select the proper user ID when using the Member Look Up.  If a salesperson is a member of both RAHB and NAR, the Look Up option will display both the RAHB member code and Niagara member code.  Codes that contain letters and numbers are Niagara member codes (e.g. John Doe NR2851).  If you select a NAR member code, your listing will be rejected when it is sent to CREA to appear on REALTOR®.ca as Niagara codes are not recognized as belonging to a RAHB member; consequently, the listing will not appear on REALTOR.ca.

Slow Start to New Year

The REALTORS® Association of Hamilton-Burlington (RAHB) reported a total of 613 units sold in the association’s jurisdiction* in the month of January, according to Multiple Listing Service® (MLS®) statistics released today.  This represents a seven per cent decrease in sales from the same month last year.

Photo Images
RAHB is happy to advise the maximum number of photo images members can upload onto their listings has been increased from 10 to 25 images.

Property Panorama
RAHB recently examined members’ use of Property Panorama and were surprised to see this tool is not being utilized. This function allows all members to create their own virtual tours; all that is required is a digital camera and Property Panorama will handle the rest. All active listings could have a virtual tour associated with them, with no additional cost, by using this tool.

Property Panorama is found on the Homepage of MLXchange under “Resources”/Smartlinks/Property Panorama. There is a talk-through available to explain each step of the process and takes just minutes to complete.  Additional help is available through the support desk (905.667.4650).

WEBForms FORM 200
Please be advised the new listing agreement OREA Form 200 is available for sale in the Realty Shoppe as well as online on WEBForms. Members are encouraged to use the new Revised 2011 agreement. The current form should have the following at the bottom of the form:

Neighbourhood Codes Become Mandatory
In response to membership requests, the Board of Directors approved the implementation of mandatory neighbourhood codes, effective January 2011.  You will need to insert a 3-digit mandatory neighbourhood code on all listings in order for the listing to be processed.  Please refer to the chart on Message of the Day to look up the new information, and on MLXChange, refer to Resources – Resource Links – Web Tools – RAHB Neighbourhood Map.  New RAHB Outlying Areas maps will be available in the Realty Shoppe shortly.

Revised RAHB Bylaw now online
The revised RAHB Bylaw and Rules and Regulations are now available online on the RAHB website on REALTOR Link®.

Changes coming to Broker Load Field Order
RAHB is currently working towards amending the order fields appear in the Broker Load program to reflect the order they appear on the PIF’s (Property Information Forms).  We will advise you via MOD once these fields have been amended.

Sales Strong for December

The Greater Hamilton-Burlington area resale market reported a total of 722 units sold in December, a decrease of 6.9 per cent from the same month last year and a decrease of 28.3 per cent from November of this year, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB).  Total unit sales for 2010 are being reported at 2.13 per cent higher than last year, while new units listed are 12.7 per cent higher.
