June real estate market still sizzling

The REALTORS® Association of Hamilton-Burlington (RAHB) reported 1,877 sales were processed through the RAHB Multiple Listing Service® (MLS®) System in June. Sales were 8.8 per cent lower than the same month last year yet were still the second highest sales on record.

There were 2,213 properties listed in June, a decrease of 12.9 per cent compared to June of last year.

“June sales may have been lower than last year in June,” said RAHB President Kim Alvarez. “but they were still outstanding.  Last June sales set an all-time record; this year, all property sales were 25 per cent higher than the 10-year average and the second-highest on record.”

Seasonally adjusted* sales of residential properties were 9.2 per cent lower than the same month last year, with the average sale price up 12.7 per cent for the month. Seasonally adjusted numbers of new listings were 12.1 per cent lower than June of 2015.

Actual overall residential sales of 1,787 units were 9.8 per cent lower than the same month last year.  Residential freehold sales were 7.4 per cent lower than June of 2015 while sales in the condominium market decreased by 20 per cent.

The median price of freehold properties increased by 15.3 per cent over the same month last year while the median price for condominium properties increased by 18.8 per cent compared to the same period.

The average price of freehold properties showed an increase of 13.6 per cent compared to June of last year; the average sale price in the condominium market increased by 12.1 per cent when compared to the same period.

Average sale price is based on the total dollar volume of all properties sold through the RAHB MLS® System. Average sale price can be useful in establishing long term trends, but should not be used as an indicator that specific properties have increased or decreased in value. “Listing inventory is still way down, with just a little over a month of inventory in the residential market,” noted Alvarez. “With the average days on market at 22 in the freehold market – which is one of the lowest in recent years – buyers would be well-advised to use a REALTOR® to help them navigate through this fast-paced market.”

The average days on market decreased from 29 to 22 days in the freehold market and from 30 to 27 days in the condominium market, compared to June of last year.

Edge Browser and WEBForms®

There continues to be a compatibility issue between the new Microsft Edge browser and WEBForms®.

If you are using Windows 10, you need to use Internet Explorer 11, Google Chrome or Mozilla Firefox to access and print your forms from WEBForms®.

New listing input field – DDF

CREA has created a Data Distribution Facility (DDF®) to enable CREA’s members to easily disseminate MLS ® listing content to multiple websites, and to ensure that MLS® listing content that is displayed on these websites is accurate, up to date, and uses CREA’s trademarks correctly.

A field has been added to RAHB’s Fusion Listing Input screens for all property types, called Display DDF. This is a required field and valid answers are Yes or No. Selecting Yes will add the listing to CREA’s Data Distribution Facility; selecting No will leave it out of the DDF. When you are editing listings, you will be required to also complete the field.

* Important – please note that if your brokerage has not opted into the DDF via http://tools.realtorlink.ca, your listing will NOT be included in the DDF. If you checked “Yes” and your brokerage is participating in the DDF, your listing will be included. If you checked “No” and your brokerage is participating in the DDF, your listing will NOT be included. If you are unsure of your Brokerage’s DDF status, please check with your Broker of Record or Manager.

Do Not Use the “Type” Field in Multi-Residential Searches

When you search for Multi-Residential listings in Matrix, please make sure notto select anything in the “Type” field. When you select an option in the “Type” field of Multi-Residential searches, you will see only results from listings entered by the other seven associations – not results from Fusion. This is because Fusion’s Multi-Residential Listing Form does not have this field, and therefore “Type” information is not synced into Matrix.

By avoiding the “Type” field in your Matrix search, you will see all Multi-Residential listings, including those belonging to RAHB. Visit this link to view the form: http://bit.ly/28L2EDY

Once we fully cut-over to Matrix and begin using the new listing forms, this listing data will become available for all new listings entered directly into Matrix, as it is a mandatory field on the new form.

What is a VisitAble Home?

The VisitAble field in Matrix corresponds to the Handicapped field in Fusion.

VisitAble Homes have three basic accessibility features:

1. No-step entrance (at the front, back or side of the house)
2. Wider doorways and clear passage on the main floor
3. A main floor bathroom (or powder room) that can be accessed by visitors who use mobility devices

When searching for wheelchair accessible homes, you will need to add the search criteria field VisitAble from Additional Fields.

What is Reverse Prospecting?

The Reverse Prospecting feature facilitates real estate representatives getting in touch with each other for their clients’ mutual benefit. Listing representatives allows one to more easily find other representatives with buyers looking for properties like the ones they represent for sellers. Those representing potential buyers become more aware of available properties matching their buyers’ criteria.

Real Estate Representatives working with Potential Buyer(s):

To make a saved search available for Reverse Prospecting, click the Available for Reverse Prospect checkbox under the Automatic Email settings (My Matrix>Auto Email). This will assign a number to the search that will show on your Saved Searches screen. (It is automatically selected. You must uncheck it to opt-out.) Listing Representatives with matching properties can now more easily find you.

Listing Representatives:

 If you have a listing you want to conduct Reverse Prospecting on, go to the My Listings screen (under the My Matrix tab), select the listing you want to Reverse Prospect, and click the Reverse Prospect button. The display will show you a list of agents with saved search criteria that match your listing. If you contact an agent, be sure to give them the numerical code from the display so they can easily find the matching search/customer.

Note: Reverse Prospecting is completely anonymous for your buyers.Listing representatives are not given your customer names or contact information.

Record Sales for the Month of May

The REALTORS® Association of Hamilton-Burlington (RAHB) reported 1,844 sales were processed through the RAHB Multiple Listing Service® (MLS®) System in May. Sales were two per cent higher than the same month last year and set a new record for the month of May.

There were 2,265 properties listed in May, a decrease of 13.4 per cent compared to May of last year, and 4.1 per cent lower than the 10-year average.

“Record sales for the month combined with relatively few new listings has left us with only a little  over a month’s worth of residential inventory,” said RAHB CEO George O’Neill. “This seller’s market shows no signs of slowing down.”

Seasonally adjusted* sales of residential properties were 8.5 per cent lower than the same month last year, with the average sale price up 10.1 per cent for the month. Seasonally adjusted numbers of new listings were 17.9 per cent lower than May of 2015.

The median price of freehold properties increased by 12.1 per cent over the same month last year while the median price for condominium properties increased by 13.6 per cent compared to the same period.

The average price of freehold properties showed an increase of 11.1 per cent compared to May of last year; the average sale price in the condominium market increased by 11.5 per cent when compared to the same period.

last year.

Signing in to WEBForms® and REALTOR Link® in Matrix

If you want to sign in to WEBForms® and REALTOR Link® when you are in Matrix, you will have to use the ‘External Link’ marked “REALTORLink® and WEBForms® Login Page” until RAHB fully cuts over to Matrix. (You will find the ‘External Link’ widget on your Matrix home page.)  Sign in using your Fusion credentials, that is, your Fusion user name and password. (You won’t need the “HB” prefix.)
