Sales Set Record for December

PRESS RELEASE – For immediate release
January 5, 2017 (Hamilton, Ontario)

The REALTORS® Association of Hamilton-Burlington (RAHB) reported 904 sales were processed through the RAHB Multiple Listing Service® (MLS®) System in December. Sales were 13.1 per cent higher than the same month last year and set a new high for the month of December. This was the sixth month in 2016 to see a new monthly sales record.

There were 714 properties listed in December, an increase of 3.8 per cent compared to December of last year and right on the 10-year average for new listings in the month.

“Consumers were shopping for more than Boxing Day sales this year,” said RAHB CEO George O’Neill.   “December sales broke the record for December set only last year. The record sales for the month coupled with an average number of new listings means we are going into the new year with low inventory.”

Seasonally adjusted* sales of residential properties were 5.5 per cent higher than the same month last year, with the average sale price up 13.7per cent for the month. Seasonally adjusted numbers of new listings were 1.1 per cent lower than December of 2015.

Seasonally

Overall residential sales of 849 units were 13.4 per cent higher than the same month last year.  Residential freehold sales were 7.9 per cent higher than December of 2015 while sales in the condominium market were 36.9 per cent higher than the same month last year.

The median price of freehold properties increased by 18.4 per cent over the same month last year while the median price for condominium properties decreased by 15.7 per cent compared to the same period.

The average price of freehold properties showed an increase of 15.5 per cent compared to December of last year; the average sale price in the condominium market decreased by 5.6 per cent when compared to the same period.

Average sale price is based on the total dollar volume of all properties sold through the RAHB MLS® System. Average sale price can be useful in establishing long-term trends, but should not be used as an indicator that specific properties have increased or decreased in value. Contact a REALTOR® for information about your area or property.

The average number of days on market decreased from 41 to 30 days in the freehold market and from 36 to 17 days in the condominium market, compared to December of last year.

“Clearly, home buyers – whether they are local or from outside our market area – are finding the Greater Hamilton-Burlington area an excellent place to invest their home-buying dollars,” added O’Neill.

MLS® Update – Are you ready for The Shift?

the-shift

Have you been reading about the changes coming to RAHB’s MLS® System before the spring market of this year?  RAHB’s own Matrix system will be making an appearance in the next few months, and RAHB has been providing information to you about how you can prepare for the change.

Be sure to watch your email inbox for issues of The Shift, our specialty publication about all things Matrix.  If you’ve missed some issues, you can find them in REALTOR Link® – just look for the link to The Shift on the right hand side of our home page.

Five fields in Fusion will become mandatory!
The latest issue of The Shift (December 19, 2016) had important news about five fields in Fusion that will become mandatory on January 24, 2017:

  1. Total Area will be mandatory for all commercial property types, excluding business-only listings. The information will be required in the “Total Area” line on the current RAHB Property Information Form.
  1. Heat Source will be mandatory for all residential property types. Use the field for “Fuel” on the current Residential Property Information Form.
  1. Square Footage & Square Footage Source will be mandatory for all residential property types. Place the information in the “Square Footage +/-” line on the current Residential Property Information Form.  You can write the source of square footage underneath.
  1. Assessment Roll Number will be mandatory for all residential and commercial property types. Enter the information in the “Roll #” section of the current Property Information Form.
  1. Zoning for listings located in Brantford, Cambridge, Guelph, Kitchener-Waterloo, Niagara, Oakville/Milton and Simcoe. This will apply to all residential and commercial property types in these areas. Zoning will not be mandatory for listings located in the RAHB area.

For full information about about the five mandatory fields and where to find the information, plus new information about changes to “For Lease or Sale” listings, view the full version of the December 19, 2016 issue of The Shift here or view the December 19 issue of The Shift in REALTOR Link®.

New Mandatory Fields

Effective Tuesday, January 24, 2017, five new mandatory fields will be added to Fusion broker load.  These fields will be required for all your listings, as noted below:

1.  Total Area will be mandatory for all commercial property types, excluding business-only listings. The information will be required in the “Total Area” line on the current RAHB Property Information Form.

2.  Heat Source will be mandatory for all residential property types. Use the field for “Fuel” on the current Residential Property Information Form.

3.  Square Footage & Square Footage Source will be mandatory for all residential property types. Place the information in the “Square Footage +/-”line on the current Residential Property Information Form.  You can write the source of square footage underneath.

4.  Assessment Roll Number will be mandatory for all residential and commercial property types. Enter the information in the “Roll #” section of the current Property Information Form.

5.  Zoning for listings located in Brantford, Cambridge, Guelph, Kitchener-Waterloo, Niagara, Oakville/Milton and Simcoe. This will apply to all residential and commercial property types in these areas. Zoning will not be mandatory for listings located in the RAHB area.

Click here for more information about square footage and square footage source, and where to find Assessment Roll Numbers.

These fields are being added to Fusion – and will also be mandatory for RAHB’s own Matrix system – to ensure closer data alignment with the regional Matrix system. This will mean you have more complete, comprehensive data and your listings will comply with the MLS® rules for the area in which the listed property is located.

Please note: if you make revisions to already active listings after January 24, 2017 all new mandatory field  information will be required on the revised listings.

Also as of January 24, 2017, Fusion will no longer accept combined For Lease or Sale on a single MLS® number. If you have a property that is for sale or lease, enter the listing twice in broker load – once as a For Sale Only and once as a For Lease Only listing. This may be a step backward but unfortunately Matrix does not allow combined listing types.

If you have a current For Lease or Sale listing, you will need to amend it so that the current listing becomes For Sale Only, with any lease information – including leasing commission to leasing broker – removed. Then create a new MLS® number for the Lease Only, with the appropriate leasing information included. You will not have to fill out two OREA listing agreements and two RAHB res/condo property information sheets, though. One will suffice.

Also on January 24, 2017, the regional Matrix system will remove the combined “For Lease or Sale” as a search category.  If you are searching for properties that are for either lease or sale, select “For Sale”, “For Lease” or both options, as applicable.

More information is available in the full version of The Shift here.

When RAHB’s Matrix system is available, your Contacts and Saved Searches will be moved over from the regional Matrix system. Therefore, you should make sure that all your Contacts and Saved Searches are updated in the regional Matrix system, and turned on, and all your Contacts and Saved Searches in Fusion are turned off.

Record Sales for Month of November

PRESS RELEASE – For immediate release
December 6, 2016 (Hamilton, Ontario)

The REALTORS® Association of Hamilton-Burlington (RAHB) reported 1,323 sales were processed through the RAHB Multiple Listing Service® (MLS®) System in November. Sales were 5.6 per cent higher than the same month last year – which had the record for November sales – and set a new high for the month of November.

There were 1,500 properties listed in November, an increase of 11.4 per cent compared to November of last year.

“This is the fifth month this year for record-breaking monthly sales,” said RAHB CEO George O’Neill. “Even though new listings are up from last year, the brisk sales we’ve seen all year leave us with low inventory at the end of November.  It is interesting to note that for all the monthly records set this year, year-to-date sales are very slightly below what they were last year at this time. – less than one per cent lower.  It’s a testament to just how hot the real estate market has been for the last two years.”

Seasonally adjusted* sales of residential properties were 1.1 per cent lower than the same month last year, with the average sale price up 19 per cent for the month. Seasonally adjusted numbers of new listings were 2.6 per cent higher than November of 2015.

Seasonally adjusted data for residential properties for the month of November, 2016:

seasonally2

Overall residential sales of 1,267 units were 5.3 per cent higher than the same month last year.  Residential freehold sales were 2.9 per cent higher than November of 2015 while sales in the condominium market were 16.6 per cent higher than the same month last year.

The median price of freehold properties increased by 21.1 per cent over the same month last year while the median price for condominium properties increased by 26.7 per cent compared to the same period.

The average price of freehold properties showed an increase of 20.2 per cent compared to November of last year; the average sale price in the condominium market increased by 23.5 per cent when compared to the same period.

Average sale price is based on the total dollar volume of all properties sold through the RAHB MLS® System. Average sale price can be useful in establishing long-term trends, but should not be used as an indicator that specific properties have increased or decreased in value. Contact a REALTOR® for information about your area or property.

The average number of days on market decreased from 36 to 25 days in the freehold market and from 34 to 26 days in the condominium market, compared to November of last year.

“It isn’t taking long at all for properties to move in this market,” noted RAHB President Kim Alvarez. “It’s always a good idea to use the services of REALTOR® when you buy or sell your home, but especially important when properties sell as quickly as they do now.”

MLS® Update – searching for Mixed Use/Institutional listings

It has come to our attention that searching for mixed use or institutional listings in the regional Matrix system will not return the specific results for those categories of properties.

To find mixed use or institutional listings in regional Matrix, select Sub Type = Other.  You will then have to look through the results to find the properties that interest you.

Looking to send holiday cards from your contacts in Matrix?
Check out our video on how to create a mailing list in Matrix at http://bit.ly/RAHBlabels

New Matrix Email Feature

When sending emails to clients from within Matrix, you now have the option to modify the contacts’ information directly from the Send Email screen without having to exit the send email process. In addition, some help text has been added to Contact Email Address field to inform users how to correctly enter multiple email addresses for a single contact.

When selecting a contact from the Select Contact pick list, a new “Edit Contact” link becomes visible when a single client is highlighted. The “Edit Contact” link is hidden when two or more rows are highlighted.

If an auto email search is about to expire because no listings have matched the search criteria within the default 50-day time frame, you will receive a warning notification email (3 days before expiring) with a link to extend the auto email.

If a contact clicks on the link in the initial Welcome email, the system will automatically enable all outstanding searches for that contact. This change resolves the scenario where you have created two auto email searches for a contact. The contact receives two seemingly identical Welcome emails and then clicks the link in only one of them, not knowing that the other Welcome email is for an entirely different saved search for which they aren’t yet receiving updates.

When viewing a Full Property display in the Client Portal, the x button in the top right corner could easily be overlooked, so it has been replaced by a much more prominent “Back to Results” link in the left side of that same top bar.

The updated Map Legend now displays all the map pins and descriptions currently in use. This legend is now the same in both Matrix and the Portal; there is no longer a separate version for the Portal.

When a search uses either the Map Search to find listings within a selected distance of an entered location or a single radius search shape on the map, the results grid will automatically display a sortable Distance” column showing the distance “as a crow flies” of each listing from the entered location or center point of the radius search.

    1. The Distance column is displayed only on grid-type displays, which are the one-line displays that allow the user to add/modify/delete columns. The Distance column is also included if printing or exporting that display format. Note: The Distance column cannot be moved or removed on the display.

    2. In the CMA wizard, the Comparables step will include the distance of each comparable from the subject property if he subject property has been mapped.

When you click the Refresh link in Session Timeout alert bar, you will remain on the same screen you were working on instead of returning to the Home page. If you need to re-authenticate, you will be returned to the screen you were previously viewing and not the Home page.
