RECO recently provided information about advertising listings as “coming soon” (For the RECOrd, April 9). The article suggests there are appropriate and inappropriate ways to advertise listings that will soon be listed and/or active on the MLS® System.
Please note that RAHB Rules do not allow advertising “Coming Soon”. Section 10, Advertising in the MLS® Rules and Regulations states:
Section 10 Advertising
10.05 No marketing of any property, including placing a sign on any property, is permitted until the commencement date of the Listing Agreement pertaining to such property.
Therefore, there is no appropriate way for RAHB members to advertise a property before the commencement date of the listing.
None of the boards allow this on MLS. it cannot be loaded until it is available to show. A coming soon sign has a Exclusive listing contract with a schedule A that gives specific written instructions from the seller that there are no showings and no offers until mls listing activation. it is less confusing and more transparent than the previous practice with exclusive on the sign and no showings until ___on the listing instructions .
Are we ever going to accept the RECO way?
I have never had a reason to promote, before a listing was signed in the 40 yrs I have been in Real Estate.
I have recently had a listing signed and commencement date will be in three weeks due to preparing property.
Would be nice to promote now.
