Services Spotlight – Government Relations

Did you know that RAHB has its fingers on the pulse of what’s going on municipally, provincially and federally through its Government Relations Committee? And that RAHB has built relationships with business organizations to become an influential member of the community?

Your association is very much part of the local and wider communities so that your interests – and those of home buyers and sellers – are considered and protected when decisions are being made.

Here are just a few of the ways RAHB has been involved in local, provincial and national issues:

  • RAHB’s leadership and Government Relations Committee representatives participate in annual CREA and OREA Political Action Conferences, where the big event is meeting with local MPs and MPPs to discuss real estate-related issues. It is also an opportunity for RAHB and its representatives to build relationships with local politicians.
  • RAHB worked with the Hamilton and District Apartment Association in 2013 to dissuade Hamilton City Council from adopting landlord licensing and to develop and present a program to encourage landlords to safely create secondary suites through simple, legal means. As a result, Council chose to not introduce landlord licensing and asked RAHB to participate on a City sub-committee to review options for dealing with legalizing and/or making safe secondary suites.
  • RAHB’s Government Relations Committee members met with City Councillors to discourage them from considering asking for powers to impose a municipal land transfer tax.
  • RAHB partnered with the Hamilton Chamber of Commerce, Flamborough Chamber of Commerce and Hamilton-Halton Home Builders Association in the 2010 civic election. Together, as the Hamilton Business Leaders, the group brought the issues of jobs and prosperity to the election.
  • RAHB holds membership in all Chambers of Commerce of communities within its boundaries, and actively participates in Chamber activities in Hamilton and Burlington through sponsorship of events.

RAHB Community Open Forums

Beautiful fall weather and sunny skies welcomed RAHB and the Member Engagement Committee as they travelled to the towns of Grimsby, Dunnville and Caledonia for three Fall RAHB Community Open Forums.

rahbof1rahbof2rahbof3Formerly known as the RAHB Town Hall meetings, the rebranded Community Open Forums took a more interactive and participatory approach. RAHB members in these communities were contacted in advance for ideas about ‘hot topics’ that mattered most to them. As a result, the conversations were lively and informative!  OREA Form 801, “Coming Soon” advertising, and pre-emptive/bully offers were the more popular topics for discussion. At a more grassroots level, the Dunnville Open Forum also delved into the challenges of properties with wind turbines, and the Caledonia Open Forum featured a presentation by representatives from the Grand River Conservation Authority.

Government Relations update

LRT Update
Paul Johnson (City of Hamilton) and Jamie Robertson (Metrolinx) presented an update on the Hamilton LRT to RAHB members on Thursday, October 20 at the RAHB office.

The hour-long presentation touched on the original plan for the LRT and the current plan, current and future conditions which make the LRT a desirable service, overall transit strategies and the infrastructure renewals required for the construction of the LRT. An informative Q&A session followed.

Best takeaway for REALTORS®? Be aware of the LRT and its proposed route, and advise your clients and customers appropriately about these properties. This presentation is also available under the “files” tab on facebook.com/groups/RAHB members.

REALTORS® on Parliament Hill
What do you get when you mix REALTORS® from across Canada and Members of Parliament?  You get CREA PAC Days, of course!

The annual political action conference was held in Ottawa from October 22-24, 2016.  RAHB representatives met with MPs David Sweet and Bob Bratina to encourage them to support two initiatives: indexing the Home Buyer’s Plan and allowing Canadians to use the Home Buyer’s Plan for major life changes such as marital breakdown, death of a spouse, job relocation or accommodation for an elderly relative. The initiatives received the support of both MPs. Unfortunately, four area MPs were unable to meet with RAHB representatives in Ottawa; meetings will be set up in their constituency offices.

An Ethics Q&A: Assistants – does a real estate license make a difference?

Q:  I have an unlicensed assistant.  Can he do cold calls for me?

A:   RECO has been consistent in its advice regarding sales representatives and brokers hiring unlicensed assistants: these assistants cannot undertake any activity that falls into the category of “trade”. “Trading” would include activities such as being on-site at open houses, door knocking in a farming area, phone solicitation, showing properties, or being a participant at an offer or listing presentation – this is only a partial list.

RealTrack available at RAHB

The RealTrack service is available for all members’ use in the RAHB Resource Centre.

What is RealTrack?

RealTrack is a licenced database for searching commercial real estate transactions of $500,000 and over, for properties located in Ontario.  Compiled from land title documents, telephone interviews, site visits and other sources, RealTrack collects, confirms and publishes the information of over 107,500 property transfers dating back to 1996.  The database grows at a rate of 100-150 new transactions every week.

Property information includes:

  • address/location
  • transfer date
  • consideration details (cash and assumed/vtb debt)
  • party contact information
  • street level and aerial photos (with site boundaries)
  • dynamic maps
  • property descriptions including type, size and number of units
  • description of site boundaries
  • financing details
  • broker/agent contact information
