Have Your Say: Modernizing REBBA 2002

OREA REBBA Reform

Did you know that OREA is leading the charge to modernize REBBA 2002, and they want to hear from you?

The first phase of the review of REBBA 2002 addressed the Province’s interest in banning double-ending real estate transaction. The Ontario Real Estate Association sent the message to Queen’s Park that REALTORS® are interested in higher standards in the real estate profession and that a complete ban on double-ending would not be productive. OREA’s submission was prepared after consultation with real estate boards and associations across Ontario (RAHB was part of the consultation). Watch for updates on how this plays out legislatively this fall.

In Phase 2, the emphasis will be on re-writing REBBA, and OREA is asking you for your input. This is going to be a complete overhaul of REBBA 2001, and everything is on the table. This is the best chance for you, RAHB and OREA to play a significant role in writing the next, better version of REBBA.

How? Over the next few months, OREA will be posting on its website, REBBAReform.ca, a series of white papers with a number of proposals for what changes should be made to REBBA. You can download the complete white paper, or just read the proposals from it, then provide your feedback directly to OREA. It’s simple, it’s fast, and you’ll keep informed about what is happening.

September – Continuing Education

October – Entrance Education

November – Code of Ethics

Listing displays in Matrix

In Fusion, you have been used to looking at listing details on “Reports”. In Matrix, they are referred to as “Displays”.  There are nine displays available to you in Matrix – here’s what each one provides.

 

1. REALTOR® Single Line – print MLS® number, status, property type, address, municipality, neighbourhood, city, sq.ft., beds, baths, DOM and list date

2. REALTOR® Thumbnail – print MLS® number, address, city, property type, age, DOM, sq.ft., price, beds, baths, lot size, taxes, municipality, neighbourhood, heat, water, sellers, listing salesperson, listing brokerage, REALTOR® remarks

3. REALTOR® Full – print with or without header and footer, as well as listing information, rooms, open house dates, listing history and photos

4. REALTOR® Full with Signature – enter a listing directly into Matrix and print off report to have the Sellers sign. Using this option means you can avoid double entry of manually filling in the listing form AND inputting the listing into Matrix (This feature is available only after we cut over to Matrix)

5. REALTOR® Single Line Sold – displays sale information such as sale price, SP/LP ratio, selling date, and DOM, along with property information such as MLS® number, address, municipality, type/sub-type, style, beds, baths, square footage, and price

6.  Client Single Line – display and print client-friendly information such as last change type, MLS® number, status, address, property type and subtype, price, municipality, beds, baths, square footage.

7. Client Thumbnail – print address, city, MLS® number, property style/type, heat, water, beds, baths, garage, sq.ft., age, pool, neighbourhood, listing brokerage, status

8. Client Full – print listing details not in conflict with privacy laws

9. Hotsheet – print change date, changed info, MLS® number, address, price, city, property sub type, style, beds, baths, sq.ft., DOM, listing brokerage

 

Please note: personal reports you have created in Fusion will not be transferred to Matrix.

Matrix Listing Input: Practice and Prepare Before Cutover

How to Practice Broker Loading in Matrix 7.0

Once we make the final cutover from Fusion to RAHB Matrix in the fall, the Fusion MLS® system will be permanently retired. At that point, you will be doing everything, including listing input, in Matrix. But this doesn’t mean that you need to wait until cutover to learn how to enter listings in Matrix! You can practice broker loading or just preview the listings input module in Matrix.

To access the test site:

1. Sign in to RAHB Matrix via the my.rahb.ca single sign-on dashboard.

2. Click on the Input(Test) tab located at the top of your screen in Matrix.

3. This will take you to the RAHB Matrix test environment. Click on the Input tab to to use the listings input function.

4. Once you are in the input area, you will have a choice: Add new or Edit existing Listings. Click on Add new.

Once you’ve chosen Add new, you will see:

5. Click on the type of listing you will entering. For this sample, we are choosing Residential Edit, so click on it.

6. From the next screen, click on Start with a blank listing:

Even though this seems to refer to a cross property listing, when you click on Start with a blank Listing, you will still be seeing the input screen for residential listings.

7. From that point on, you will see the input screen that will work with the new Residential Data Input form.

Please note that any data that you enter in staging will be test only.  Working in the test environment will not produce an active listing!

8. Once you are finished in staging, click on Back to Production to go back to the live RAHB Matrix site.

Joint Data Share Announcement From RAHB and ORTIS

ORTIS and RAHB are pleased to announce that we have reached an agreement regarding data sharing. The data share that you all enjoy now, as either users of ORTIS or members of RAHB, will continue, uninterrupted when RAHB moves from its current Fusion platform to Matrix. We’ll be in touch with further details in the near future. If you have any questions in the meantime, please contact RAHB’s MLS® department at 905.667-4650 or mls@rahb.ca.

To allow time for CoreLogic to put in place the data share program, RAHB will extend the cut over date to its new Matrix system from August 15th to the beginning of October. Until then RAHB and ORTIS users will experience no change in the existing data share and data access.

July 2017 Brings Home Buyers Relief from the Heat

The REALTORS® Association of Hamilton-Burlington (RAHB)reported 2,013 new listings were processed through the RAHB Multiple Listing Service® (MLS®) System in July, which is 17.8 per cent higher than the same month last year, 9.2 per cent higher than the 10-year average and the most new listings in the month of July. Services Spotlight: RAHB’s Regional Commercial Network

A notable benefit to RAHB members, particularly for those who work in commercial real estate, is RAHB’s Regional Commercial Network (RCN).

The RCN Committee works throughout the year with a focus on promoting commercial REALTORS® for advocacy surrounding matters regarding commercial real estate, as well as developing and hosting specialized commercial education sessions and networking events which all RAHB members are welcome to attend.

RAHB members who are already active commercial practitioners or have a strong interest in honing their commercial skills are encouraged to consider joining the Regional Commercial Network, as either a full or candidate RCN member.

Membership in the RCN includes networking opportunities, peer-to-peer communication tools, promotion in the RCN membership roster and more.  Full members of the RCN may use the RCN logo in their marketing and promotional materials, and they are identified as a recognized commercial specialist.

Full RCN membership also provides automatic membership in the Canadian Real Estate Association’s Canadian Commercial Network (CCN). Update on data Sharing contract with ORTIS

The following letter was sent to all members of July 19, 2017.

Dear Member:

 

Yesterday [July 18, 2017] afternoon, RAHB’s Board of Directors met to review in detail the latest draft of the data share contract provided by ORTIS.

 

Although there are ten areas we still have concerns with, in the spirit of cooperation to get the contract in place, we are ready to accept eight as-is, leaving only two outstanding items we cannot accept. These last two items were already previously agreed to by both RAHB and ORTIS but were deleted by ORTIS in their latest draft.

 

The two items deal with control of the distribution of data and reciprocity of data access. Data is a critical asset for brokerages and members, and proper distribution and control are vital to ensuring the continued success of our REALTORS®. It is unfortunate these last two items were removed, as RAHB was prepared to sign the contract yesterday.

 

Therefore, this week RAHB’s lawyer will write the two deleted items back into the contract, and will seek agreement from ORTIS, which would result in a signed contract. RAHB will also ask ORTIS to not shut off the current data feed, as we understand they plan to do on August 15, 2017, so that CoreLogic would have the 6-8 weeks they need to complete the new data transfer program between RAHB’s Matrix system and the regional system. In this event, RAHB will re-schedule our Matrix go-live date so you will continue to have uninterrupted access to all RAHB and regional listings.

 

Should ORTIS not agree to reinstate the two outstanding items, and in order to provide you as much notice as possible, RAHB will schedule a Members Meeting to be held in August. At that time you can address any questions directly to us and to your Board of Directors since we fully appreciate there has been much uncertainty about the data share. However, until the completion of negotiations, or preferably until the contract is signed, your Board of Directors is not in a position to speak in as much detail as you perhaps would prefer.  We do not think it is appropriate to negotiate business contracts in public or to share drafts on social media sites.

 

An update will be provided again next week as to the status of the data share contract at that time.

It was one year ago, in my August 2016 Musings column, that I spoke about the decision RAHB’s Board of Directors made to proceed with the upgrade of Fusion to our own Matrix system, instead of cutting over to the regional Matrix system operated by ORTIS.

At that time, after a great deal of deliberation, our Board decided it was not reasonable to give up management of our MLS® System to another entity. Even though we did not wish to be part of the regional system business model as it evolved to, our founding goal remained to secure a data sharing agreement with our neighbouring real estate boards and associations, so that all our members could continue to benefit from access to a wider pool of MLS® information.  So we embarked on negotiating a data share contract with ORTIS.

Here we are, one year later. We now have our own Matrix 7.0 MLS® System in place and in preview mode and ready to launch within a number of weeks. But as I write this, appropriate control of MLS® data is still being resolved as we work to finalize a data sharing agreement with ORTIS.

On July 19, RAHB President Lou Piriano and I sent an update to each full RAHB member, explaining our current situation; a copy of the letter is reprinted later in this issue.

In a nutshell, we made concessions on eight of the last ten areas we were concerned about with respect to ORTIS’s most recent version of the data sharing contract. Compromise is often required to move things forward, and your Board was willing to make concessions to give you, our members, access to the regional MLS® data you want.

However, our Board was unable to compromise on two fundamental issues: the control of the distribution of your listing information and reciprocity of data access. We thought these issues had been worked out with ORTIS earlier in the year, but they were subsequently deleted from the contract proposed by ORTIS.

RAHB’s business lawyer has amended the contract to include the two items previously agreed upon, and ORTIS has a copy of the amended agreement.  It is our hope the ORTIS board will bring negotiations to an end by signing the agreement and giving members of all the boards and associations what they want – that is, region-wide listing information.

This has been a long and rocky journey to bring you a wide range of MLS® information so you can better serve your clients and customers.  Through it all, your Board of Directors has acted with integrity and always with the best interests of you in mind.

To each of you I’d like to say, thank you for your patience, thank you for your understanding, and thank you for being a member of RAHB.

On August 1, we are launching a weekly e-newsletter, NewsReal, especially for breaking news about our discussions with ORTIS, and our progress towards Matrix. It will be emailed to you every Tuesday throughout the remainder of this summer and fall. Please be sure to check your email, and don’t hesitate to contact me directly if you have questions or comments. We have also tentatively planned a general meeting for August 22 at 9 a.m. We’ll hold it if ORTIS and data sharing issues are still outstanding at that time. For now, please put it in your calendar. We’ll confirm it closer to the date.

There are two new events coming up this fall that I’d like to bring to your attention.

The first is RAHB’s ProDev+ professional development event on Thursday, October 12 at the Holiday Inn Burlington.  This is an upgrade on Professional Development Days and will give you the opportunity to spend a day becoming more informed about current topics in real estate. It’s also a great chance to socialize with your colleagues in the courses, at the trade show and at the wind-up Signature+ cocktail mixer.  Check out the information about ProDev+ later in this issue.

The other event is the Real Estate Outlook on Wednesday, November 8 at Liuna Station. This is a joint venture by CMHC and RAHB, and will include a presentation by a CMHC market analyst and feature a panel of experts who will help you navigate the current local marketplace.  Real Estate Outlook will also offer great networking opportunities. There is more information about the event in this issue of Realinfo.

 

REALTORS® rev up for charity

On Wednesday, July 5, 2017 REALTORS® from across Ontario gathered at the RAHB office to kick off a 200+km journey to Sarnia to raise funds for shelter-related charities across the province.

The riders were joined by two special guests: Tim Hudak (OREA CEO) and Ted McMeekin (MPP, Ancaster-Dundas-Flamborough-Westdale) who gave opening remarks and pumped up the riders before they set off on their journey.

This year’s ride broke a record as having the highest number of participants in event history: 47!

“You definitely get a lot of looks when 40+ REALTORS® ride together on their motorcycles,” joked RAHB Member, Jamie Edwards. “But it’s so fulfilling to have such a wonderful group of like-minded professionals unite with the common goal of giving back to the community.”

Other stops along the way included the Brantford Regional Real Estate Association, the Kitchener-Waterloo Association of REALTORS®, the REALTORS® Association of Grey Bruce Owen Sound, and the Huron Perth Association of REALTORS®.

RAHB presented a $36,000 donation cheque to the REALTORS Care® Foundation and an additional $500 donation in support of the nine RAHB members who participated in the ride.
