Burlington Heritage Properties Information

It is now possible to check the heritage status of a property online to confirm if it is designated under the Heritage Act and/or listed on the city’s Heritage Register. REALTORS® and members of the public can view an up-to-date list of properties with heritage protections and/or learn about the implications of being a protected (listed and/or designated) property.

Federal Budget 2019

On March 19, the Federal Government presented the 2019 Budget. Some highlights are below:

An Affordable Place to Call Home

The Canada Training Benefit

  • A new, non-taxable Canada Training Credit to help Canadians with the cost of training fees.
  • A new Employment Insurance Training Support Benefit to provide workers with up to four weeks of income support through the Employment Insurance (EI) system.
  • New leave provisions to protect workers’ ability to take time away from work to pursue training.

Notice to RAHB Members Conducting Business in Oakville

There have been some recent changes to the sign by-laws in Oakville.

The *NEW* Oakville Sign By-Law pertaining to real estate directional signs came into effect on January 1, 2019.

The Sign By-Law permits the placement of up to five (5) real estate signs between 9 .a.m and 9 p.m.  If an officer finds that there are more than five (5) open house signs directing traffic to a specific home, then all signs would be retrieved. On occasion, the sign owners may become aware of the retrieval if they personally see the officer retrieve the signs, and will try discuss the situation on-site. If the officer does not come into contact with the sign owner on that day, then the process is undertaken to contact the sign owner. This is done the next business day after the sign pick up, where the officer will provide an explanation about the enforcement that has taken place as well as the pick-up process.

 

The pick-up process is as follows: appointments can be made with the Town of Oakville on Tuesdays and Wednesdays between 12 p.m. and 1 p.m. The cost to retrieve the signs is set at $59 per sign, as set out in the Rates and Fees Schedule, under the section of Retrieval of Unauthorized Items and Signs. An appointment to retrieve the signs along with the associated payment must be made within seven (7) days of the sign retrieval date.  If an appointment and payment is not made during this time, then the sign owner is blacklisted and is not permitted to advertise in the Town of Oakville until all signs are picked up and all associated fees and/or fines are paid. If signs are found on the road after the 8th day, the sign owner would be subject to additional escalating fines associated with contravening the Sign By-Law.

 

To avoid fees, here are some easy “best practices” when posting Open House signage in the Town of Oakville:

  • REALTORS® are allowed up to FIVE (5) signs per Open House.
  • Signage can only be displayed between 9 a.m. and 9 p.m. on the day of your Open House.
  • Signage must not block main traffic arteries or be distracting to drivers on the road.
  • For Sale signs must be on private property ONLY and must be removed FOURTEEN (14) days after the sale of a property.

Bank of Canada Announcement and Hamilton Event

On Wednesday, March 6, the Bank of Canada announced that it will hold its key interest rate steady at 1.75 percent. The corresponding prime rate at all five of Canada’s big banks is currently sitting at 3.95 percent.

At an event hosted by the Hamilton Chamber of Commerce on Thursday, March 7 at the Sheraton Hotel in Hamilton, Lynne Patterson, Deputy Governor of the Bank of Canada, provided additional reasoning on the key interest rate hold.

Recent data suggest that the slowdown in the global economy has been more pronounced and widespread than the Bank had forecast in its January Monetary Policy Report.

As a result, Canada will see a weaker first half than was projected by the bank in January. In particular, the following factors were more unsteady than expected:

  • Exports and business investment within the energy sector
  • Consumer spending
  • The housing market

The central bank is projecting total CPI inflation to remain slightly under their target of 2 per cent throughout the entirety of 2019.

A Message From Your RAHB President

Dear Member of the REALTORS® Association of Hamilton-Burlington,

 

On March 7, 2019  the Board of Directors of RAHB accepted with regret the resignation of Nikola Bucalo as a Director of the Association. We thank Nik for his years of service to RAHB and its members – as a Director, Committee Chair and most recently as President-Elect.  We wish him continued success and all the best for him and his family.

 

In accordance with RAHB Bylaw 3.03, the Board of Directors has appointed Donna Bacher to fill the existing Director vacancy on the Board until December 31, 2019.

 

In accordance with RAHB Bylaw 10.01, on March 25, 2019, the Board of Directors will be appointing or electing one of the Directors to fill the vacant President-Elect position.

 

The Board of Directors of RAHB continues to work on behalf of the Association in order to “Empower REALTORS® to Succeed”.

RAHB REALTORS® release February 2019 statistics

Hamilton, ON (March 1, 2019) – The REALTORS® Association of Hamilton-Burlington (RAHB) reported 735 sales of residential properties located within the RAHB market area were processed through the Multiple Listing Service® (MLS®) System in February, 2019. This is a 4 per cent drop from February last year; however, a 24 per cent increase over January 2019. The average price was up from February 2018 by 1.9 per cent to $557,135.

Reminder: Listing Accuracy

RAHB has received numerous complaints regarding missing property history. Matrix uses multiple fields to match properties, and if all of these fields do not match, the property history will not appear. Please be mindful of RAHB’s MLS® Rules & Regulations and Policies regarding listing accuracy, listed below:

 Rules and Regulations, Section 2 –  MLS® Listings, Sub-section 2.05 states:

 The Listing Brokerage and Listing REALTOR® are responsible for the accuracy of all information submitted by the Listing Brokerage to the Association’s MLS® System, whether Board Loaded or Broker Loaded.

 RAHB’S MLS® Policies:

 Address

  1. That listings on all property types (including farms and vacant land), whether in town or out of town, shall show the address as per the street table and the address specifies on of the following:

 

  1.    City;
  2.    Town;
  3.    Township;

Selling Date – Correct Usage

Please note that when reporting a sale, the Selling Date field is used to report the date on which an accepted agreement becomes an unconditional sale.  If the accepted agreement has no conditions this would be date of acceptance.  If the accepted agreement includes conditions this would be the date that all conditions have been waived or fulfilled. RAHB staff has noticed a number of listing where this field was used to display the date when a conditional agreement was reached. This can lead to incorrect and misleading information on the MLS®. As per RAHB’s MLS® Policies:

“9.01 An important part of the inherent value of the Association’s MLS® System is the transaction data accumulated for sales of listed properties. Therefore, it is the responsibility of all Members to ensure, regardless of their business model, that property sold information for properties listed on the Association’s MLS® System, including the reporting of conditionally sold properties and sale prices, be reported to the Association. Members are not permitted to avoid these reporting responsibilities to the Association by, for example, cancellation of a Listing between receipt (or anticipated receipt) and acceptance of an Offer, or encouraging a Seller to do so. Accordingly, the Listing Brokerage will report by Broker Load all sales and conditional sales for Broker Loaded MLS® Listings effected during the Listing term and during the holdover period of an MLS® Listing, within two (2) Association business days following written acceptance of any Offer by the Seller. If the MLS® Listing is Board Loaded, the sale or conditional sale must be submitted in writing within two(2) Association business days following written acceptance of any Offer by the Seller. Power of Sale and commercial sales shall be reported not later than two (2) Association business days after closing.”

The Ontario Government is Consulting on REBBA Reform – and They Want to Hear From You!

The Ontario government launched a consultation on a broad range of possible changes to the Real Estate and Business Broker Act, 2002 (REBBA). The government is seeking feedback in many areas, including multiple representation, transparency in the offer process, and salesperson incorporation.

RECO encourages all brokers and salespeople to participate by reading the government’s consultation paper and submitting comments. Click here to read the paper.

Updating REBBA will ensure that the legislation keeps pace with the evolving real estate marketplace. To learn about RECO’s position on REBBA reform, check out Proposals for REBBA Reform.

The government will be accepting feedback until March 15, 2019.

RAHB REALTORS® Revised Year-End Statistics

The REALTORS® Association of Hamilton-Burlington (RAHB) has released revised 2018 year-end market data and reports. Double listings were discovered within the 2017 data, resulting in the sales and listings figures being higher than what actually took place during that time period. Double listings declined after August 2017 due to the RAHB-ORTIS data sharing agreement.

In the revised data, RAHB reports 11,584 all-property sales through the Association’s Multiple Listing Service® (MLS®) System in 2018, 13.7 per cent fewer sales than in 2017. Click here to read the entire release.

RAHB REALTORS® Release January 2019 Statistics

Hamilton, ON (February 4, 2019) – The REALTORS® Association of Hamilton-Burlington (RAHB) reported 593 sales of residential properties located within the RAHB market area were processed through the Multiple Listing Service® (MLS®) System in January, 2019. This is a 3.6 per cent drop from the same month last year. The average price was up by 4.7 per cent to $550,058.

Changes to REALTOR.ca

On January 31, CREA will be releasing a maintenance update on REALTOR.ca. Changes will include launching redesigned email templates, including REALTOR.ca and DDF® leads; as well as enabling all listing REALTORS® to receive email notifications when their new listings go live on REALTOR.ca.

This maintenance will also allow members to know when their listings go live on REALTOR.ca, so they will be able to check data accuracy, start listing marketing campaigns that lead visitors to REALTOR.ca and connect with their clients. The refreshed REALTOR.ca lead emails will deliver the enhancements members have been asking for such as prioritizing listing’s address in the subject line and making the lead information easier to review.

The estimated duration is from 9 a.m. – 2 p.m. and there is a moderate potential impact to the site however no downtime is required.
